Below are some ideas that you should consider when preparing a successful holiday home

• Heating and cooling. Will your guests be comfortable all year round?

• Keep it simple, the less personal belonging’s and clutter, the better.

• Great photos! Guests have never been to your property before, so they don’t know how great it is unless you

have great marketing photos.

• Things should be easy to use. Not everyone is tech savvy and able to work out how things operate. A guest

should be able to turn on the TV, change channels and volume ideally without using 3 separate remotes! If

anything at the property is a little out of the ordinary, clear instructions will most definitely help.

• Value for money. Our industry is very competitive and value for money is at the top of most guests’ priorities.

Having a Flexible approach to nightly rates and adapting to demand will ensure higher occupancy.

• Comfy beds. The likelihood of a bad review is a lot higher if your guest doesn’t sleep well.

• Wi-Fi. This is an expectation now so all homes should have it.

• Great parking is a bonus, if a guest can bring their boat, your property will certainly get more enquiry.

• Research shows that guests are looking for coffee makers, this may give your property a point of difference over

other homes.

• Be flexible regarding pets. A lot of kiwis like to travel with their companions, and this can often be the reason they

have chosen to look at a holiday home as opposed to a hotel or motel.

• Include commercial linen and made-up beds. The days are limited for guests bringing their own linen or making

their own beds, there is now an expectation in the market that linen is included.

• Think about bed configuration. Who are you trying to attract and what options will allow the most flexibility?

• If you are looking to attract families, maybe consider a portacot and highchair and some board games.

• Keeping on top of maintenance and spring cleans. The better the property presents the happier a guest will be,

and the likelihood of them returning is much higher.
